Hotkey Invest have secured 14 Lease Options that must be purchased as a whole, spread throughout the North East of England.

 

​The option to purchase is set over 7 years from 14/08/2019, which allows you to secure the property at today’s option price without finance for the option term. This enables you to benefit from potential capital growth as well as surplus rental income during the term.

The portfolio comprises:

4x 3-bedroom houses,

6x 2-bedroom houses,

3x 1-bedroom flats,

1x studio.

 

The Option Payments over the term for all 14 properties are as follows:

£1,900 pcm until 14/06/2020.

£2,100 pcm until 14/12/2020.

£2,600 pcm thereafter until the end of the agreed term.

 

Please note: the 4x flats are currently being refurbished by the owner due to previous fire damage. As such, the overall current Option Payment has been reduced by £450 pcm, that is until they return to a habitable condition.

 

5/6 of the properties are currently let. Any continuation of tenancy would need to be negotiated directly. 

 

We have been advised the conditions are generally good however, 1x 2 bed house could benefit from a light refurb. 1x 3-bedroom house could benefit from damp coursing.

 

In our opinion, the properties need a bit of TLC and staging. If done and if all properties were let, we believe this portfolio could generate a sizable monthly income for an investor.

 

Also, upon execution of the option (i.e. purchase), the investor must pay the owner 20% of any capital appreciation (if over the option price).
